We are set to deliver the most ambitious capital works programme our city has ever seen. The Infrastructure & Delivery group is central to much of this mahi - including delivering the renewal programme for Council owned properties.

And to help us on this journey, we are looking for a Property Manager responsible for managing a diverse portfolio of commercial and community properties, including those operated by Council Controlled Organisations (CCOs). Providing expert technical advice, manage leases, support capital projects, and ensure our facilities are well-maintained and legally compliant, this is a key role for someone who thrives in a fast-paced, multifaceted environment and wants to contribute to the long-term development and functionality of Pōneke.

 

What You'll Do

Lease & Tenancy Management

  • Negotiate, manage, and renew leases and licenses for Council-owned properties.
  • Provide advice on leasing options, identify tenants, and ensure accurate lease documentation.
  • Liaise with tenants and internal teams, ensuring alignment with policies and objectives.

Facilities & Asset Management

  • Oversee maintenance and ensure compliance with building regulations.
  • Conduct regular property inspections, address issues, and update asset plans.
  • Manage tenant relationships and maintenance provider contracts.

Financial Oversight

  • Monitor financial performance of the property portfolio.
  • Ensure accurate billing, debt recovery, and prudent budgeting.
  • Contribute to forecasting, reporting, and resource planning.

Project Support

  • Support property and construction projects through planning and implementation.
  • Act as liaison between tenants and project teams.
  • Provide input into capital planning and project scoping.

 

What You'll Bring

We're looking for someone with:

  • Tertiary qualification in property or equivalent experience.
  • Proven experience in property, lease, and facilities management.
  • Sound understanding of building compliance and lifecycle asset management.
  • Knowledge of relevant property legislation (Property Law Act, Reserves Act, Local Government Acts, etc.).
  • Strong financial acumen including budgeting and reporting.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to manage multiple stakeholders with professionalism and tact.
  • Proficiency in Microsoft Office; full driver's licence preferred.
